I don't know what to say Pete. I have sold at 299 W 12 and although I think it is one of the top buildings downtown (24 hr Prewar Doorman CONDO), this price is insane. That said, the demand for properties in Bing and Bing buildings like 302 W 12th, 2 Horatio, 59 W 12th, and this one is very high. People love them and they are particularly popular with Hollywood. If this sells for a price even close to what they are asking it will be to a buyer who absolutely has to be in that building (with protected views) and wants the big terrace (not many like it) who also has money to burn. In this city, there are many who have that kind of dough. Needless to say, I would still be stunned if it sold for that price.
