Well here is my live National TV debut. Be gentle. I think I did a good (ok...decent) job and hope to have the opportunity to do this again. It was a lot of fun!

As impressive as I find your blog Doug. The only thing I found curious given that you're a Manhattan agent is being on national TV talking about markets that aren't in your area of expertise. Again, have to emphasize I loved your commentary and I'm sure you appreciated the exposure but would have preferred you talking about a market you know. (As far as the comment about the Baltimore homeowners loss of roughly 10% of value but that not being a big deal if they're moving on, it is if what they've lost is their entire 10% equity!).

Sincerely happy to hear that your a fan of the blog and enjoyed my commentary. Real estate is my life and although I make my living selling property on the island of Manhattan, I have friends, family and colleagues in many markets across the country (where do you think the property examples came from?) And I make it my business to be well read and abreast of activity on a global level.There aren't too many real estate professionals that I'm aware of who sell in all of these markets.

Thanks to everyone for the incredible support and kind words. I hope the "don't panic" message was clear but I also didn't want to paint an overly rosy picture either. Hindsight is indeed 20/20 and I wish I could have squeezed in a comment regarding trading up in a declining market. Assuming a person has equity left in their home and they wish to buy a larger home, a declining market can be a positive thing as that larger more expensive home has also declined by 20%. For those who don't follow me, here's an example:
Someone sells their $500k home for $400k (a 20% decline) and buys a $1,000,000 home for $800,000 (same 20% decline).

Doug - I spent 40 years in TV - you did a great job for a rookie - looked good, not nervous, didn't fumble, a few smile words, human - kept to the topic - keep going with the great blog and keep doing the tube
Only one caveat:
Less words, more ideas - look at the last :30 segment; they listed 3 points to your 1 - don't explain your points, just give them - I know it's difficult, as one thinks (like I'm writing now) that the recipient won't understand unless you explain, but the best short TV interviews give the executive summary, not the paper
And you did the absolute right thing in mentioning the mother-in-law's avocation - makes people think you're human and not some starched shirt - very nice, and I'm sure she was happy
